Most Airbnb hosts in Kenya fill in the platform's default "House Rules" field with a couple of generic lines — no smoking, no parties, check-out by 10am — and call it done. It feels like enough. It usually isn't.

House rules aren't just a formality Airbnb makes you complete before publishing your listing. Done properly, they're one of the most effective tools you have for preventing bad guest experiences, protecting your property, and avoiding the exact situations that lead to poor reviews — before they ever happen.

Why Airbnb's Default House Rules Field Isn't Enough

Airbnb's built-in house rules section is designed to be short and scannable — a few toggles and a text box. It's useful, but it's generic by design. It doesn't account for:

  • Kenya-specific realities, like power backup expectations during outages, water rationing schedules in some areas, or estate/building management rules that apply to your specific property

4. Check-in / Check-out & Access

Beyond just stating times, include what happens for early arrivals or late departures, and how access (keys, smart locks, security codes) is handled and returned.

5. Property Care & Damage

List specific expectations: no rearranging furniture, no unauthorized pets, reporting damage immediately. This section works hand-in-hand with your rental agreement and security deposit terms — house rules describe behavior expectations, while the rental agreement covers the legal and financial consequences.

6. Security & Neighbours

Include estate/building-specific security procedures (gate registration, visitor sign-in requirements) since many Kenyan hosts operate within managed compounds with their own rules that guests need to be aware of and follow.
