What Airbnb Co-Hosting Actually Is

An Airbnb co-host manages a short-term rental on behalf of the owner, in exchange for a fee or a percentage of booking revenue — typically 15–25% in the Kenyan market, depending on how much of the operation you take on.

Full-Service Management — you handle everything: listing, pricing, guest messaging, cleaning coordination, issue resolution. Typically 20–25%.
Guest Communication Only — the owner handles cleaning and upkeep; you manage bookings, pricing and messaging. Usually 10–15%.
Consulting & Setup — a one-time fee to set up the listing, pricing strategy, and house systems, with the owner running it day to day.

How Commissions Actually Work

Your commission is calculated on the booking revenue Airbnb pays out to the owner, not on the advertised nightly rate. For example: a KSh 6,000 nightly rate over 4 nights is a KSh 24,000 gross booking. Airbnb's host service fee (~3%) comes off before payout, and your commission (say 20%) is calculated on what the owner actually receives — cleaning fees are usually passed through separately. Agree the percentage and its exact base in writing before you manage a single booking.
