A series of government directives has made this the only legal channel for land transactions, title searches, and even stamp duty payments. What Is Ardhisasa?
Ardhisasa is Kenya's official National Land Information Management System, developed by the Ministry of Lands and Physical Planning. It replaced the old manual, paper-based land registry process with an online platform where land business now actually happens.
Through Ardhisasa, you can:
- Register land transfers, charges (mortgages), leases, and discharges
- Apply for official land searches and title verification
- Submit physical planning applications — change of user, lease extensions, subdivisions
- Pay land rent and rates
- Pay stamp duty through the platform's Ardhipay module
Why Ardhisasa Registration Is No Longer Optional
This isn't a "nice to have" anymore — it's the result of specific government directives:
- November 17, 2023: The Ministry of Lands, Public Works, Housing & Urban Development issued a public notice moving stamp duty payments off KRA's iTax portal and onto Ardhisasa's Ardhipay module, effective November 27, 2023.
- Since February 16, 2026: All stamp duty valuation applications, processing, and payments must be completed online through Ardhipay on Ardhisasa. Physical submissions are no longer accepted at land registries, and documents processed outside the system are treated as invalid.
- The stamp duty tax itself remains governed by the Stamp Duty Act (Cap. 480) — what's changed is the mandated channel for processing and paying it.
- Payments now run through the government's single Paybill (222222) under the wider e-Citizen digitisation directive.
In short: if your advocate has ever asked you to "create your Ardhisasa account first," or you own land and haven't touched the platform yet, you're already behind — whether or not anyone has told you so.
Since February 16, 2026, this is not optional. Stamp duty processed outside Ardhisasa is treated as invalid — including transactions that were mid-way through the old system.
Ardhisasa Registration for Kenyan Citizens
If you're a Kenyan citizen — whether in Nairobi or living abroad — individual registration is the standard route. You'll need your National ID number, a working email, a passport-size photo, and, critically, a Kenyan phone number to receive your OTP verification code.
That last requirement is where most people get stuck. The system pulls your details from Kenya's national ID database (IPRS) and verifies your phone via SMS — so even Kenyan citizens abroad need access to a Kenyan-registered number to complete registration.
Ardhi Sasa Registration for Foreigners: Why It's Different
This is the part almost nobody explains clearly: foreign nationals cannot self-register on Ardhisasa the way Kenyan citizens do. The standard registration flow depends on a Kenyan phone number and Kenyan national ID records — neither of which a foreign national typically has.
Instead, registering as a foreign national goes through a Ministry support ticket process. You contact Ardhisasa customer care, they open an anonymous ticket on your behalf, and a ministry official is assigned to process your registration through that ticket — not instant self-service. This can take considerably longer than standard onboarding, and the timeline depends on the Ministry's own response times.
If you're a foreign investor or diaspora buyer without a Kenyan number, trying to self-register through the normal flow will likely leave you stuck. Knowing this upfront — and having someone manage the ticket and liaise with the ministry official for you — saves weeks of frustration.

Yes. An existing title deed doesn't create an Ardhisasa account for you — you still need to register separately to search, transfer, or transact on that property digitally.

I'm a Kenyan living abroad — which package do I need?
